Inventory Checklist for Homes
Some advice for buying big homes in order of importance
● Is a weekend vacation rental prohibited? Is this rule enforced? This could change at any time. Check the HOA CCR’s, Rules & Regulations, and Tenant Registration Form.
*Consider communities without an HOA.
● Neighborhood and all routes to the property must look nice and safe
● 3 Full Bathrooms at least. (more is always better)
● 5 Full Bedrooms at least (more is always better)
● A 7 bedroom home for $700K will likely rent for more than a 4 bedroom home for $1.4 million
● Parking is important (if there is a group of 20 people, where is everyone going to park?) We do not want anyone parking directly in front of other homes. We always want to keep the neighbors happy.
● Pool is a must. Spa (above ground or in ground especially if the pool is not heated
● Heated pool is nice (natural gas is the most efficient way to heat a pool)
● Fun things to do (putting green, ping pong table in a game room or garage, bag toss game, horseshoe game, hiking trails right nearby, gaming system provided, margarita deck above the back patio for enjoying the sunset, etc)
● Porcelain tile and vinyl tiles are preferable. Carpet does not hold up when exposed to people. Real wood floors do not hold up when exposed to liquid. Travertine is easily stained.
● Leather furniture is durable. Dark cloth is preferable to light cloth furniture
Owner Checklist – Very Important!
● Supply 4 keys to the front door (guest lockbox, cleaner’s lockbox, kitchen counter, backup in strongbox)
● 2 mailbox keys, 2 garage remotes, 2 community pool key or fob, etc
● Yes, we need mailbox keys. One backup set of all items above goes in the locked strongbox.
● Install exterior garage keypad code
● Make all locks use the same key (security door, front door, garage side door, etc)
● Remove electronic door locks. (everyone so far gets complaints because guests can’t operate them)
● Remove any Nest or programable thermostats. Do not set temperature limits. Too many bad reviews!
● Install new smoke detectors that last 10 years or swap out the old batteries with 7-10 year batteries.
● Carbon Monoxide detector if any gas appliances or fireplace
Strongbox or locked closet
● Only the exact supplies from Walmart will fit into one strongbox. We are happy to complete this for you.
● 1 full strongbox for 4 bedrooms or less properties
● 2 full strongboxes for 5+ bedroom properties
● In Strongbox or locked closet: supplies from Walmart (50 gallon box is $48 +/-)
● Toilet Paper 4 packs of 12 (double rolls) angel soft (must be small rolls to fit in box) $6 per 12 roll pack
● Paper Towels 8 pack .80 cents per roll
● Kleenex box x 6 (must be small flat box to fit) $1 each
● For each bathroom 2 foaming Dial hand soap and one large refill
● Large Tide pods 72 count or bigger plus small empty container at the washing machine for 6 pods
● Large Cascade platinum dishwasher pods and a small empty container under sink for 6 pacs
● 2 small dawn liquid dishwashing soap $1 each
● 85 count tall white kitchen trash bags $7
● 70 count scented small clear bathroom 4 gallon trash bags $4
● 2 x Zipit tool for hair clogged drain (one goes in strongbox, one goes under master sink)
● Replacement batteries (AA’s ,AAA’s, 9 volt) For smoke detectors and TV remotes mostly
● Backups of these items. (mail key, garage remote, pool key or fob) all in Ziploc baggie
Supplies in Laundry room or garage
● replacement lightbulbs of various sizes that your property needs
● 18 Cheap A/C filters for each return
● Ladder or stepstool tall enough for installing A/C filters and lightbulbs
● Backup propane tank for gas grill with our phone number on blue tape 480-331-1392 to call when empty
● Cleaning supplies like Soft Scrub, Windex, brush, rags, etc.
● Flat mop with washable microfiber pads
● Rags – very important so that guest do not use your good towels for cleaning up spills.
Entry
● Outside mat
● Inside rug (optional) but nice if you have carpet.
● Mirror (optional)
Living Room / Family Room
● $15 air mattress at Walmart plus $13 pump (queens and twins only)
● $140 Aerobed from Costco (queen) + $60 Big One blue memory foam topper from Kohl’s (on sale)
● Every house and Condo should have at least one premium portable bed (Aerobed + topper)
● (Air mattresses appear to deflate slowly the first 3 times they are used because they are stretching.)
● Or *One hide-a-bed sofa W/ foam topper for comfort. *We are recommending air beds over hide-a-beds
● One coffee table (optional)
● Two end tables (optional)
● Fireplace tool set and grate (if applicable)
● Assorted paperback books, children's books, games, and puzzles (optional)
● Smart Television and/or Smart DVD player
● Internet from Verizon, T-Mobile, Att etc. (Not available in all areas)
● Roku on every TV or buy Roku TVs. (Direct TV streaming can be split between 2 households)
● Place all extra remotes (TV, DVD, soundbar) in a Ziploc bag on top of the refrigerator so the guest only has access to the Roku remote (This will reduce problems)
● TV mounts from Amazon.
● Turn off ability to order pay per view movies using a pin code.
Dining Room
● Table and chairs to accommodate the number of people the house sleeps (if possible)
Bedrooms
● At least one King bed in every room possible. Just enough space to walk around the bed and have a small night stand.
● No box springs. 14” metal frames with the legs set in so you don’t kick the corner.
● No headboards or footboards.
● One machine washable bedspread, comforter, or quilt per bed.
● At least one blanket for each bed in addition to the comforter
● Sheets: Luxury Microfiber embossed available online at Walmart and Amazon. (Durable, Wrinkle Free, Quality, Inexpensive, quick drying) light colors (3 sets per bed)
● One waterproof fitted mattress protector per mattress.
● Curtains or blinds on all windows. Curtains are much more durable and more than blinds.
● All windows should be in working order, with bug screens.
● All outside doors should have working locks.
● Two pillows for each bed plus a few extra for entire property.
● Two sets of sheets for each bed (neutral colors , not white) (Micro Fiber Walmart king set is $35)
● One dresser per bedroom (optional)
● Two nightstands per bedroom or one nightstand between single beds
● One lamp per nightstand
● One mirror per bedroom (strongly suggested)
● Coat hangers
● Televisions in most rooms. There is no extra cost per TV for programming on Roku. Direct TV Streaming allows up to 20 TVs at one location and three other TVs at other locations.
Master Bedroom Closet (A great place to store extra items)
● Portable beds are easily discovered on the shelf of a large walk-in closet
● Space heater $10 1-2
● Portable fans – at least 2.
● Anything extra (outside cushions, roll out bed, large games, etc)
Bathrooms
● At least 1.25 sets of towels (bath, hand, washcloth) for each person the house sleeps (not white) (beige or gray) **avoid thick fluffy towels that take long to dry *Walmart $8 look for “quick dry” on the label
● Beach towels used at pool for 50% of the guests. *Walmart $10 large thin microfiber quick dry beach towel.
● Towel racks should be removed if possible and replaced with durable towel hooks.
● Free standing toilet paper holders (remove wall mounted TP holders if possible)
● Bath mat(s) machine washable like a hotel
● Nonslip mat for inside of tub or shower for safety (optional)
● Toilet brush with holder for each bathroom (if you can find the kind with black bristles preferable)
● Plunger
● Wastebasket
● At least one blow dryer for every 3 bedrooms
Kitchen
● Bulky key chain containing a front door key, garage remote, pool key, pool fob, etc. Stays on the kitchen counter. (do not include mailbox key)
● Refrigerator (with icemaker or ice trays)
● Salt & pepper
● Ice cube trays and 1 gallon drinking water if fridge has no ice maker
● Stove with self-cleaning oven
● Microwave oven
● Dishwasher
● Trashcan (tall kitchen for white trash bags)
● Matching set of dinner plates for the number of people the house sleeps, with spares
● Matching cereal bowls for the number of people the house sleeps, with spares.
● Matching set of silverware for the number of people the house sleeps, with spares
● Steak knives for the number of people the house sleeps, with spares
● Matching glassware for the number of people the house sleeps, with spares
● Set of plastic cups (good idea for kids to use)
● Wineglasses enough for 75% of the number of people the house sleeps
● Coffee mugs enough for 75% of the number of people the house sleeps
● Coffeemaker and filters
● Teakettle (optional)
● Toaster (or Toaster Oven)
● Electric hand mixer
● One blender
● Medium frying pan and Large frying pan skillet with lids (ceramic nonstick preferred)
● Medium pot with lid (more pots for large homes)
● Large pot (Stockpot) with lid (essential for large homes)
● Two casserole dishes with lids (optional, but suggested for large homes.)
● One slow-cooker (Crockpot) (optional)
● Two serving bowls with salad service
● A set of mixing bowls of various sizes
● One half-gallon pitcher (two for large homes)
● Two baking sheets
● Two baking pans with lids
● Two muffin tins (optional)
● Measuring cups
● Measuring spoons
● One set of plastic food storage containers (the Ziploc or Gladware sets are fine)
● One can opener
● One bottle opener
● One corkscrew
● One potato peeler
● One pizza cutter
● One colander
● Scissors
● Kitchen tools including stirring spoons, spatula, rubber scraper, tongs, wire whisk
● Two cutting boards
● Cheese grater
● Hot pads, oven mitts, potholders, kitchen towels, cloths. (sponges are optional)
● Machine washable dish scrubbers if you can find them.
● Mop, mop bucket, broom, dustpan
● Medium sized microfiber dust mop with washable, removable pads. (at least one extra pad)
● All-purpose spray cleaner
● Paper towel holder
● Fire extinguisher and first aid kit and $20 tool set 110pc Walmart (usually kept under the sink)
Patio and Pool
● Gas Barbecue grill with back-up propane tank in garage (5-6 burner if possible)
● Barbecue tools (can be stored in the kitchen)
● 2 gas lighters (one in the strongbox, one in the kitchen)
● Patio table and chairs (aluminum or steel) (plus cushions from At Home)
● Lounge chairs (aluminum or steel with cushion) *Walmart.com $139
● (Optional) Love seat, coffee table, and 2 chairs outdoor living room set up.
● *Walmart.com search Mainstays Belden for all items above. 4 colors to choose from. Not found in stores. Then add good cushions from At Home in any color you like.
● A Large plastic trash can and black trash bags for large or event properties.
● Pool skimmer/net and brush with a pole, Posted sign about swimming, life ring on a rope,
● *Hot tub-include instructions for keeping clean and adding chemicals
● Chemicals for the hot tub.
● If your pool is heated, have a way of locking the control to the heater
Laundry Room and coat closet
● Washer and dryer
● Iron and ironing board (can also be kept in the master closet if appropriate)
● Bagless vacuum
Garage Items
● Portable chairs and tables to be added to the dining area or backyard. Example: the dining room seats 8 but the property holds 20. Purchase 12 extra folding chairs plus 3 extra folding tables to go with them. These same chairs can be added to the back patio for more seating.
● Ping Pong table or Pool table or foosball or shuffleboard
Additional Optional Items
● Label light switches for ceiling fans and any other confusing switches
● Specific, typed directions for use of stereo, TV, VCR, DVDand any other items in the home that are unusual. (gas fireplace, gas fire pit)
● Menus from local restaurants
● List of local grocery stores, post office, pharmacies, banks, movie theaters, restaurants etc
